Quick answer: You may have a mold problem if you see spreading spots or patches, notice a persistent musty odor, or find damp and damaged building materials. Start by looking for moisture. Mold often grows near leaks, condensation, flooding, or high humidity. You usually do not need a home mold test when growth is already visible.
Signs that may indicate mold
Look for a combination of moisture and changes to a surface.
Common signs include:
- Spots or patches that spread or return after cleaning
- Black, green, brown, white, gray, orange, or pink discoloration
- Fuzzy, powdery, slimy, or thread-like growth
- A persistent musty or earthy odor
- Water stains or rings on walls and ceilings
- Peeling, bubbling, or cracked paint
- Warped, swollen, soft, or crumbling drywall or wood
- Damp carpet, padding, insulation, or stored belongings
- Condensation that repeatedly forms on windows, pipes, or walls
- A history of leaks, flooding, or wet materials that dried slowly
No single sign confirms the organism or its species. Mold can have many appearances. Dirt, soot, mineral deposits, adhesive, rust, and ordinary water stains can also look suspicious.
The goal of a home inspection is not to identify mold by color. It is to find visible growth, damp material, and the source of moisture.
What does mold look like?
Indoor mold may appear as isolated spots, irregular patches, surface staining, or growth spreading along a damp material.
It can be:
- Flat or raised
- Fuzzy or powdery
- Slimy or wet-looking
- Dry and stain-like
- One color or several colors
You cannot determine the mold species or health risk from its color.
Dark growth is not automatically Stachybotrys chartarum, often called “black mold.” Many molds appear dark, and some nonliving stains are black. The Centers for Disease Control and Prevention advises removing indoor mold regardless of its type.
If you are unsure whether a small mark is surface dirt, you can first inspect the surrounding area for moisture, damaged material, or recurring discoloration. Do not disturb a large or hidden area merely to identify it.
What does mold smell like?
Moldy areas are often described as musty, earthy, damp, or stale.
A persistent odor can be a useful clue, especially after rain, bathing, running the air conditioner, or keeping a room closed.
However, odor alone cannot confirm mold. Wet carpet, drains, decaying material, stored fabrics, pests, and other sources can produce unpleasant smells.
If the odor persists, look for moisture and damaged materials. A strong odor with no visible source may indicate growth behind a wall, beneath flooring, above a ceiling, or inside another concealed space.
The US Environmental Protection Agency notes that hidden mold may be suspected when a building smells moldy but the source cannot be seen, or when there has been water damage.
Where should you look for mold?
Start where water has entered or condensation occurs. Use a flashlight and inspect without tearing into building materials.
Bathrooms
Check:
- Shower walls, grout, and caulk
- Ceilings above showers
- Around bathtubs and toilets
- Beneath sinks and vanities
- Around exhaust fans
- Behind items stored against walls
Recurring growth often means moisture remains too long after bathing. An exhaust fan that does not vent outdoors, is too small, or is not used long enough may not remove enough moisture.
Kitchens and laundry areas
Check:
- Beneath sinks
- Around dishwashers and refrigerators with water lines
- Behind washing machines
- Around supply and drain hoses
- Inside cabinets near plumbing
- Around windows and exterior walls
- Near dryer vents
A slow plumbing leak may damage the cabinet base before water becomes visible on the floor.
Basements and crawl spaces
Look for:
- Damp foundation walls or floors
- Water marks after heavy rain
- Condensation on cold pipes
- Efflorescence or other evidence of moisture movement
- Wet insulation, cardboard, or stored belongings
- Musty odors near stairs, vents, or access doors
Efflorescence is a powdery mineral deposit left as water moves through masonry. It is not mold, but it indicates moisture that may support mold on nearby organic materials.
Attics and ceilings
Check for:
- Roof leaks and stained roof sheathing
- Wet or compressed insulation
- Staining around vents, chimneys, and roof penetrations
- Condensation on nails or cold surfaces
- Bathroom or dryer ducts that end in the attic
- Ceiling stains below the attic
Roof access can involve fall, electrical, heat, and structural hazards. Do not enter an unsafe attic.
Windows and exterior walls
Inspect:
- Window sills and frames
- Walls beneath windows
- Areas around failed seals or flashing
- Corners of exterior walls
- Behind curtains and blinds
- Behind furniture placed against cold walls
Condensation may form where humid indoor air reaches a cold surface. Repeated condensation can support fungal growth on dust, paint, wood, drywall paper, and fabrics.
Heating and cooling equipment
Look around accessible areas for:
- Standing water in drain pans
- Blocked condensate drains
- Wet insulation near equipment
- Persistent odor when the system starts
- Visible growth near registers or the air handler
Dark material on a vent cover may be dust rather than mold. Do not assume that a dirty register proves the duct system is contaminated.
If mold may be inside the HVAC system, avoid disturbing it and consult a qualified professional. Operating a contaminated system may spread material through the building.

How can mold be hidden?
Mold can grow on the side of a material that you cannot see.
Possible hidden locations include:
- The back of drywall or wallpaper
- Wall cavities near leaking pipes or windows
- The underside of carpet and padding
- Beneath vinyl, laminate, or wood flooring
- Above suspended ceiling tiles
- Behind cabinets, vanities, and built-in furniture
- Inside roof or plumbing chases
- Around concealed HVAC insulation or drain components
Clues to hidden moisture include a musty odor, recurring surface growth, unexplained staining, soft drywall, warped flooring, or a moisture reading that differs from nearby dry material.
Do not cut into a wall simply to check for mold. Disturbing concealed growth can release dust and spores. It may also expose wiring, plumbing, asbestos-containing material, or lead-based paint.
If there is a strong reason to suspect a substantial hidden problem, use a professional who can investigate safely and limit the spread of debris.
Can a moisture meter help find mold?
A moisture meter can help locate damp building materials. It does not detect mold.
Readings can vary with the material, meter type, temperature, metal fasteners, salts, and surface conditions. A single number should not be treated as proof of contamination.
The most useful approach is comparative. Compare the suspected area with a similar material in a nearby dry location. An unexpected difference may justify further investigation.
A humidity meter, also called a hygrometer, measures moisture in the air. It can help identify high indoor humidity, but normal room humidity does not rule out a local leak inside a wall or beneath a floor.
Can a thermal camera find hidden mold?
A thermal camera does not see mold.
It shows differences in surface temperature. Those patterns may help an experienced inspector locate areas affected by evaporation, missing insulation, air leakage, or possible moisture.
Temperature patterns have many causes. A suspicious image must be checked using building history, visual inspection, and appropriate moisture measurements.
Be cautious of anyone who claims that a thermal image alone proves mold is present.
Can health symptoms tell you that mold is present?
No. Symptoms cannot confirm mold in a house.
Damp or moldy environments may contribute to nasal symptoms, throat irritation, coughing, wheezing, eye irritation, or skin irritation in some people. People with asthma or mold allergies may react more strongly.
These symptoms have many possible causes. They cannot identify the building source or mold species.
If symptoms persist or worsen, contact a healthcare professional. Seek urgent care for severe breathing difficulty or another medical emergency.
At the same time, correct known dampness or visible growth. You do not need a medical diagnosis before repairing a leak.
Do you need a mold test?
Usually not when you can already see mold.
The EPA says that sampling is generally unnecessary when visible mold is present. No federal limits define a safe or unsafe number of mold spores in indoor air.
Why a home test kit may not answer the question
Mold spores are normally present in indoor and outdoor air. A settle plate may grow colonies even when no active indoor source exists.
The result does not show:
- Where the spores came from
- Whether mold is growing inside the building
- How large an affected area may be
- Whether the home is safe or unsafe
- Whether a specific symptom came from mold
When professional sampling may help
Sampling may be considered when:
- A documented result is needed for a property or legal dispute
- An experienced investigator has a specific question that sampling can answer
- A complex building or HVAC problem is being investigated
- A large remediation project has defined verification requirements
Inspection and moisture investigation should guide any sampling plan. Testing without a clear question often produces numbers that are difficult to interpret.
What should you do if you find a suspicious area?
Use this decision path.
1. Check for active moisture
Look for a leak, condensation, wet material, or high humidity. Stop the water source when it is safe to do so.
2. Estimate the visible area
The EPA says homeowners can often manage an affected area smaller than about 10 square feet, roughly 3 feet by 3 feet. This is a general guide, not a guarantee that every small job is suitable for DIY cleanup.
3. Consider the material
Hard, nonporous surfaces are often easier to clean. Porous materials, such as insulation, ceiling tile, carpet padding, or damaged drywall, may need removal.
4. Consider the water source
Sewage, contaminated floodwater, or extensive water damage requires additional precautions and often professional help.
5. Avoid unnecessary disturbance
Do not scrape, sand, drill, remove flooring, or open walls until you understand the likely extent and can control dust and debris.
6. Choose cleanup or professional assessment
A small, accessible area with a known clean-water source may be suitable for a properly protected homeowner. A large, hidden, recurring, contaminated, or technically complex problem is better assessed by a qualified professional.

When should you call a professional?
Consider professional help when:
- The affected area is larger than about 10 square feet
- The musty odor is strong but the source is hidden
- The moisture source cannot be found
- Growth returns after cleaning
- Drywall, flooring, insulation, or structural materials are extensively damaged
- Sewage or contaminated floodwater is involved
- Mold may be inside the HVAC system
- Opening a wall, ceiling, or floor may be necessary
- The building has possible asbestos-containing material or lead-based paint
- An occupant has a serious respiratory condition or weakened immune system
- You cannot inspect or clean the area safely
Ask the professional to explain:
- What evidence indicates moisture or growth
- Which areas were inspected and which were inaccessible
- Whether sampling is necessary and what question it will answer
- How the moisture source will be corrected
- How dust and debris will be contained
- How successful cleanup will be assessed
Be cautious if testing is sold automatically before anyone inspects the building or discusses the moisture history.
What should renters do?
Document what you observe.
Take clear photographs. Record dates, locations, odors, leaks, condensation, and damaged belongings. Notify the landlord or property manager in writing and keep copies of your messages.
Do not open walls or remove building materials without authorization.
Housing rules vary by location. If an unresolved moisture or mold problem may violate local standards, contact the appropriate housing, building, or public health authority for guidance.
The bottom line
The best way to tell whether you may have mold is to look for both moisture and material change.
Visible growth, a persistent musty odor, water damage, and recurring dampness are useful warning signs. Color and health symptoms cannot identify mold reliably.
Start with a careful, non-destructive inspection. Find the water source. Then decide whether the area is small and accessible enough for safe cleanup or whether professional investigation is needed.
